The Challenge:
As part of Motor Fuel Group’s ongoing forecourt transformation programme, the existing site required complete redevelopment to introduce a new Burger King restaurant alongside a Greggs and Morrisons Daily convenience store. The project involved demolishing the existing building, relocating the new structure approximately 10 metres from its original position, and increasing the overall footprint to accommodate the expanded retail offering.
Situated adjacent to a busy supermarket and major road junction, the constrained urban location presented significant logistical challenges. Maintaining safe vehicle and pedestrian access throughout the works was essential, while limited space required careful coordination of deliveries, material storage and contractor movements. The programme also demanded close collaboration between multiple disciplines to ensure demolition, civil engineering, structural works and specialist fit-out activities were delivered safely within the 12-week construction programme.
The Solution:
Acting as Principal Contractor, SITU Construction delivered a fully integrated turnkey solution, managing the project from demolition through to completion. The works included demolition, drainage and ducting, piling and reinforced concrete works, coordination of the structural steel frame and cladding package, construction of the new building, external hard landscaping, surfacing, line marking and a complete internal retail fit-out delivered to the required brand standards.
Detailed pre-construction planning and proactive programme management enabled works to be carefully sequenced, minimising disruption while maintaining the highest standards of health, safety and quality. Close collaboration with the client, supply chain partners and stakeholders ensured the project remained on programme despite the complexities of the live urban environment.
The Results:
The completed development provides a modern, purpose-built roadside retail destination incorporating Burger King, Greggs and a Morrisons Daily convenience store within a single high-quality facility. External landscaping enhances the customer environment, while rooftop solar panels contribute towards reducing the building’s operational carbon footprint.
