The Challenge:

Broomfield Village was a major redevelopment project to transform a derelict building, situated directly behind Broomfield Hospital in Chelmsford, into a five-star luxury care home. The site’s location presented immediate challenges: working next to a live hospital required the highest levels of health and safety, strict noise and dust control, and carefully managed schedules to minimise disruption to patients, visitors, and staff.

The specification for the home was equally demanding. With premium facilities such as a hydrotherapy pool, beauty salon, cinema, craft room, garden café, and spacious studio suites, only high-specification finishes were suitable. Veatu was tasked with preparing the subfloor, carrying out essential remedial works, and installing soft flooring across four levels. In addition, we were responsible for tiling the hydrotherapy pool and all wall and floor finishes throughout the building.

The flooring specification included Moduleo Luxury Vinyl Tiles (LVT), sourced from Belgium with long lead times. Coordinating procurement and installation at pace was critical to keep the project on schedule while ensuring the level of finish matched the home’s luxury positioning.

The Solution:

To meet the demands of such a complex project, Veatu Flooring put strong organisational systems in place from the outset. A clear programme was established in collaboration with the client and site managers, enabling us to coordinate effectively with other trades on site. This ensured that works progressed smoothly and in the correct sequence, despite the logistical challenges of working next to a live hospital.

Strict health and safety procedures were followed throughout the project. Daily record sheets, progress photos, marked-up drawings, task briefing sheets, and regular Toolbox Talks were all maintained as part of our reporting. These measures provided transparency and reassurance while ensuring compliance with hospital regulations.

On site, Veatu Flooring carried out full subfloor preparation and remedial works, including the application of Bostik primer and latex, before installing soft flooring across the ground, first, second, and third floors. Sheet vinyl with Gradus cove former and capping was fitted in wet areas such as bathrooms and kitchens to deliver a hygienic and durable finish. We also completed the tiling to the hydrotherapy pool, as well as wall and floor tiling throughout the home.

The Results:

Despite the added pressure of long lead times for the imported Moduleo LVT, our team maintained pace and precision. By combining technical expertise with meticulous programme management, we ensured minimal disruption to hospital patients, visitors, and staff. The result was a flawless installation of high-spec flooring and tiling that matched the luxury standards of Broomfield Village.

By maintaining strict health and safety standards, minimising disruption to the neighbouring hospital, and working to a clear, well-coordinated programme, we not only met but exceeded the client’s expectations.

The high quality of workmanship and attention to detail were recognised at industry level, with the project winning the CFJ Award 2025 for Flooring in Care Homes. Just as importantly, the process built a strong and trusted working relationship with the client, laying the foundation for future collaboration.
